Appraisal Reviews by Mountain High Appraisals, LLC
As stated in an announcement by the Federal Reserve, "financial institutions must have an effective, independent real estate appraisal and evaluation program," and that appraisers fulfilling reviews must "have the proficiency and expertise to evaluate compliance with the Federal Reserves appraisal regulations and guidelines." Mountain High Appraisals, LLC provides appraisal review services that are objective, expert, professional and square with the Federal Reserve's guidelines.
If you have questions regarding an appraisal, or if you need a real estate appraisal review, call Mountain High Appraisals, LLC today.
The Federal Reserve says appraisal reviews "have to conclude whether the appraisal or evaluation is well-suited for the transaction, the uncertainty of the transaction, and whether the methods by which the collateral valuation is acquired guarantees independence and quality." In addition, they "should demonstrate whether the appraisal or evaluation report matches the letter of engagement, which describes the capacity of the appraisal assignment." Lastly, the Federal Reserve notes that "some banks augment periodic reviews with post-funding surveys of appraisal quality for any of their high-risk or larger-value dealings as a means to help in exposing valuation disputes."
In addition to coordinating our work to the forms and guidelines of our review customers, there are four Fannie Mae forms that are primarily used for review services, and we can produce an appraisal review on any one of them. They include an appraisal "desk" review, a "field" review, a "short" form and a "narrative" form. Here at Mountain High Appraisals, LLC, we are skilled in all kinds of appraisal reviews, review processes and the obligations of review appraisers.
We are aware of what the greatest imperfections are, particularly in our real estate market, as well as what makes a quality appraisal. We're also adequately skilled to realize that the competition in our market are capable of a good job. The Uniform Standards of Professional Appraisal Practice (USPAP) govern appraisal reviews and appraisal reports, and you can rely on us to justly review appraisal reports done by others. And those others may be examining our work, too!
You can depend on Mountain High Appraisals, LLC for our independent judgment, because we offer professional, impartial, ethical appraisal review services for our customers. Contact Mountain High Appraisals, LLC for more information regarding our qualifications, expertise and services offered.
